Lithuanian fund buys Vilnius Ozas for €200 million

Lithuanian investment manager Prosperus Asset Management has agreed to acquire the Ozas shopping and entertainment centre in Vilnius from NEPI Rockcastle for €200 million, in one of Lithuania’s largest commercial real estate transactions.

The acquisition is being made through the newly established Prosperus Retail Property Fund. The deal includes the companies owning and managing Ozas and remains subject to approval by Lithuania’s Competition Council.

Prosperus says Ozas will become the first major asset in a new regional retail property platform. The group plans another one or two acquisitions within the next 6–12 months and aims to build a portfolio worth at least €1 billion within 18 months.

The scale marks a significant step up for the Lithuanian manager. Prosperus reported more than €300 million of real estate under management before the transaction, while its retail fund was established only in May with an initial long-term portfolio target of more than €350 million.

Signal: A Lithuanian-owned investment manager is moving from a roughly €300 million domestic and Baltic property base towards a much larger regional platform, using a €200 million institutional retail asset as its first anchor.
